Confirm authority and timing

Follow the lease, applicable rules, and your documented turnover process before treating belongings as abandoned. A cleanout company cannot decide ownership.

Create a room inventory

List large furniture, bags, loose household goods, appliances, and any material that needs special handling. Note odors, pests, water damage, or unsafe access before arrival.

Coordinate the turnover sequence

Plan cleanout before deep cleaning, painting, and floor work unless the contractor sequence requires otherwise. Share lockbox, parking, elevator, and gate instructions.

Close the loop

After removal, confirm the agreed areas are clear and record any remaining maintenance or specialty-disposal needs separately.

Quick checklist

  • Removal authority confirmed
  • Room inventory complete
  • Access instructions shared
  • Contractor sequence set
  • Remaining work documented

Before you schedule

Use the checklist to describe the job, then confirm accepted material, access, price, timing, and the exact areas included. A submitted description or phone conversation is not a confirmed appointment until the operator accepts it.
